The suburbs around Point Cook are not interchangeable, and the differences matter more than a single number can show. Williams Landing has the railway station and a newer town centre. Werribee is bigger, older, and has the hospital and the major retail. Seabrook is small and established. Tarneit and Truganina are growing even faster than Point Cook. Altona Meadows and Laverton sit closer to the bay, while Newport and Williamstown are closer to the city and priced accordingly.

Business growth in the Point Cook area, June each year. ABS Counts of Australian Businesses.

Census and SEIFA figures are 2021 at suburb level. House prices are sale medians for 2026 Q1. Service counts are records held in this project's data files. Crime rates come from the Crime Statistics Agency, which publishes at local government area level only, so every suburb inside the same council area shares the same rate.

Population of Point Cook and its neighbours, 2021 Census. ABS Census 2021, suburb level.

A higher median price is not a better suburb, and a lower one is not worse value. What the table does not show is the things that decide most moves: how long the commute really takes, whether the streets suit a family, whether your particular street floods, and how far the nearest decent playground is. Service counts measure what has been mapped or published, not everything that exists; open space parcels and health facilities were collected only for the Point Cook area, so some outer suburbs show Not available rather than a true zero.

On local government areas

Suburb to LGA mappings were checked against official sources and two corrections were applied: Aintree is in the City of Melton, not Wyndham, and Seabrook is in Hobsons Bay, not Wyndham. Because of that, LGA-level figures from the source file were not reused for those two suburbs, which is why Aintree's crime cell reads Not available.

The livability scorecard held in the project's source data is not published. Its weights, normalisation and inputs have not been independently validated, and a generated score should not be dressed up as an official ranking.
