Point Cook's property market is the story of a suburb that went from farmland to 66,781 people in about 25 years. That history shows up in the housing stock: mostly detached family homes on conventional blocks, a meaningful slice of townhouses, very few apartments, and a steady supply of new land at the edges.

House medians by year tell the longer story: $465,000 in 2015, $664,000 in 2020, $738,000 in 2021, $770,000 in 2023 and $825,000 in 2025. The report records 77 per cent growth over the decade and average annual growth of 5.9 per cent, with 6 per cent in the past year. Expect the mix to matter: a four bedroom home in a newer estate and a three bedroom home near the town centre are different products, and the median blends them.

Renting
Homes Victoria does not publish a Point Cook specific rental series, so the closest published figures are for the Werribee-Hoppers Crossing band, which takes in Point Cook's surrounds. In the quarter ending September 2025 the median weekly rents were $460 for a three bedroom house, $525 for a four bedroom house and $490 across all properties, based on 11,050 lettings. The 2021 Census recorded a median weekly rent of $400 for Point Cook itself, which shows how much the market has moved since.
Rental demand here is driven by the same things that drive it everywhere in the west: a young population, families who need space, and limited supply of larger homes. Competition for good four bedroom houses is real, and applications are often decided quickly.
Building and supply
Wyndham approved 426 new residential dwelling units in July 2026 alone. New estates and infill townhouses keep supply moving, which is the main reason price growth here has been steadier than in suburbs where land ran out. Land medians rising from $574,000 to $835,000 in a year reflects both demand and what is being released and sold, so treat it as a market indicator rather than a valuation.
Buying and selling here
The practical points that matter in Point Cook:
- Orientation and estate design vary a lot. Some newer streets are tight, some blocks are small, and street frontage affects both price and what you can park.
- Check the noise and the walk. Living near the Princes Freeway, Point Cook Road or a bus route is convenient and noisier. Test the walk to the nearest shops rather than measuring it on a map.
- School zoning is not fixed. Catchments are set by the Department of Education and can change, so confirm with the school and the official findmyschool tool rather than relying on a map or an agent's flyer.
- Flood and drainage. Much of the suburb was built over former salt works and wetlands, and drainage reserves are a real feature of the local landscape. Ask for the flood overlay information for any property you are serious about.
- Rental yield. With 31.9 per cent of homes rented in 2021 and a growing population, investor interest is steady. Yields here are typical for the outer west rather than exceptional.
